How commercial cleaning is priced

Recurring janitorial work is priced per square foot per month, at a stated number of visits per week. Two quotes only compare when both use the same frequency, because a five-night plan and a two-night plan on the same floor can differ by more than half. One-time work such as carpet extraction, floor refinishing and post-construction cleaning is priced per square foot per job instead.

Labor is the largest part of every figure below, so local wages move prices more than anything else. That is why the same office costs more to clean in San Jose or San Francisco than in Sacramento or Stockton. The ranges on this page are 2026 figures from published market data for Northern California.

Janitorial and office cleaning

In Sacramento, Roseville, the North Bay and the Central Valley, offices cleaned five nights a week typically pay $0.15 to $0.23 per square foot each month. Large, lightly used floors start near $0.10, small suites with a restroom and kitchen often pay more per foot, and busy floors with several restrooms and kitchens reach about $0.42. Bay Area offices sit a step higher, around $0.16 to $0.25, with the most demanding San Francisco floors near $0.46.

For scale, a 10,000-square-foot Sacramento office at $0.18 comes to about $1,800 a month on a nightly janitorial plan. Per-foot rates fall as buildings grow, since a large open floor cleans faster per foot than a run of small private offices, and they climb with every extra restroom, breakroom and visit per week.

Warehouses and industrial space

Warehouses, distribution centers and light manufacturing buildings typically run $0.09 to $0.20 per square foot monthly in the Sacramento and Central Valley markets, from about $0.06 for lightly used storage to $0.35 for busy plants. Bay Area industrial space runs about $0.10 to $0.22. A 25,000-square-foot distribution building at $0.12 works out to roughly $3,000 a month.

The offices, restrooms, breakrooms and locker rooms inside the building drive most of that cost, not the open floor. Concrete floor scrubbing is priced on its own after a look at the space: the square footage, how much racking and equipment the machine has to work around, the soil level and how often it runs all set the figure. See industrial cleaning for what a plant visit covers.

Carpet and hard floor care

Commercial carpet extraction typically costs $0.20 to $0.44 per square foot per cleaning, from about $0.12 for large open areas with light soil to $0.64 for stained, heavily trafficked carpet with spot work. Cleaning 4,000 square feet of office carpet at $0.30 comes to about $1,200. Programs that alternate low-moisture cleaning of traffic lanes with a full extraction keep the yearly total down. Moving furniture, cleaning stairs and booking weekend work all add to the per-foot figure, while clearing the room before the crew arrives trims it.

Stripping and refinishing vinyl tile usually runs $0.44 to $1.00 per square foot, with a minimum charge on small rooms. Floors buried under years of old finish, or jobs needing many coats, reach $3.00. Natural stone care and scrub-and-recoat visits between full strips are priced to the floor and its condition. Our commercial floor care page explains each method.

Post-construction cleaning

Cleanup after a build-out or remodel typically runs $0.29 to $0.70 per square foot across all phases, from about $0.22 for a single final pass on a simple space to $1.00 for heavy dust, high fixtures and tight turnover dates. A 15,000-square-foot tenant improvement at $0.45 comes to about $6,750. Bay Area projects run a little higher.

General contractors and property managers can request our certificate of insurance before the crew arrives, and post-construction cleaning can be scheduled around inspections and the move-in date.

What sets day porter and specialty pricing

Day porter service is billed for the hours a porter is in your building, so the number of hours per day and the days per month set the base, at a typical $33 to $47 an hour across our service areas in 2026. Weekend or holiday coverage, supplies included in the rate, extra screening for secure buildings and a wide building with many floors to round push the cost up. Shorter shifts, weekday-only coverage and pairing the porter with your nightly crew bring it down. Our guide to day porter versus nightly janitorial helps decide how much coverage you need.

Facility type shifts every range. Medical and dental offices typically run 20 to 50 percent above a standard office because of exam-room protocols and disinfection. Schools and retail stores sit at or slightly below office rates, and churches cleaned weekly carry low monthly totals even at similar per-foot rates.

A few useful answers

Common questions.

Why do cleaning quotes come per square foot per month?

Square footage and visit frequency drive the labor in a recurring plan, so a monthly per-foot rate at a set number of visits lets you compare offers on equal terms.

Is an office in the Bay Area more expensive to clean than one in Sacramento?

Yes, usually by a few cents per square foot each month, because janitorial wages in San Jose and San Francisco run well above the Sacramento and Central Valley markets.

Does a medical suite cost more to clean than a standard office?

Yes. Exam and procedure rooms follow the practice’s own protocol and take more time, so medical space typically prices 20 to 50 percent above office space.

What brings down the monthly cost of a cleaning plan?

A larger, open floor plan, fewer visits for lightly used rooms, and keeping carpet and floor projects on a planned cycle rather than calling them in at the last minute.

How do I get an exact price for my building?

Request a quote with your address, square footage and hours. After a walkthrough of the space, the plan is priced to its actual rooms, floors and schedule.
